From Spreadsheet to Scalable: How We Built MyPropertyStats

Most real estate investors still live in Excel. Here’s how we partnered with a solo founder to turn his personal spreadsheet into a powerful SaaS platform that helps thousands of investors analyze deals and manage portfolios.

Every great product starts with a scratch-your-own-itch moment. MyPropertyStats was born when a seasoned US-based real estate investor realized his Excel sheet had outgrown itself.

He was tracking:

  • 20+ investment properties

  • 4 deal pipelines

  • ROI, IRR, Cap Rates, rental income, taxes, mortgage timelines

Then he asked: What if every investor had a tool like this?

That’s when he approached Product Tavern.

Turning Excel into ROI: How Hayden Crabtree Built MyPropertyStats

Hayden Crabtree isn’t your average founder. He’s a real estate investor from Atlanta, Georgia who didn’t just dream of a product — he built one, starting with the same thing every investor knows too well: a monster of a spreadsheet.

Back in 2021, Hayden was managing dozens of properties and crunching numbers late into the night. ROI, IRR, cashflow projections, you name it — he tracked it. But the spreadsheet wasn’t scalable. It was personal, yes, but chaotic.

“I knew I wasn’t the only one dealing with this. There had to be a better way.” – Hayden

So he came to Product Tavern with a challenge: Help turn his spreadsheet into a platform that thousands of investors could use to make smarter, faster real estate decisions.

From Spreadsheet to SaaS MVP We kicked off with one clear question: How do we keep Hayden’s investor mindset alive in a product that anyone could use?

The answer: Build an MVP that speaks investor.

What we built:

  • A Deal Analyzer that forecasts returns on any property in seconds

  • A Portfolio Manager to track cashflow, equity, and mortgage schedules

  • A Dashboard that shows exactly how your investments are doing across multiple markets

All without a single spreadsheet cell in sight.

The Build Journey We worked in tight collaboration with Hayden. He was in Georgia. We were in Colombo. But the feedback loop was 24/7.

We prototyped the product in Figma, validated key flows with a small group of real estate investors, then built a clean frontend using React and Chart.js. Supabase powered the backend. Stripe handled subscriptions. It was fast, clean, and no-fluff.

From MVP to Movement Since launch:

  • 2,000+ investors have signed up

  • Over $4.3 million in deals have been analyzed

  • Real estate influencers started recommending it

Oh, and Hayden? He’s still using it daily - for his own deals.

Lessons from the Build

  • The best SaaS products start as personal pain points

  • Founders with deep domain knowledge make the best product co-creators

  • You don’t need 50 features — you need the right 3

Final Word Hayden took a spreadsheet and turned it into a movement. We were lucky to be part of the ride.

If you’re an expert with a real-world pain point and want to build a product around it, we’d love to help. Just like we did with Hayden.
